What is an SBEM Calculation?
Our energy assessors use SBEM (Simplified Building Energy Model) is a piece of software used to demonstrate compliance with Part L2 of Building Regulations. SBEM calculates the monthly energy usage and carbon dioxide emissions of a building based on the building geometry, construction, HVAC (eg. Heating, Cooling, Ventilation, Hot Water) and lighting.
SBEM calculations are required for all newly built non-domestic buildings with a heated or cooled environment and an internal floor area greater than 50m². Also, SBEM calculations are sometimes needed for commercial extensions, conversion and renovation projects.
When is an SBEM calculations required?
Design Stage – Building Control require a Design Stage SBEM Calculation to be submitted with your building regulations application to ensure compliance of Part L2 of the Building Regulations. Building Control will not allow you to start construction of your project until the SBEM calculation is produced.
As-built Stage – Building Control require an As-built Stage SBEM Calculation and EPC (Energy Performance Certificate) when the building is completed. Without this paperwork it is unlikely that the building will achieve final Building Control approval.
