About Commercial EPC’s
What is a Commercial EPC
A Commercial EPC or ‘Non-Domestic Energy Performance Certificate’ is a legal requirement when a commercial property is being sold or let. Ratings are often used by tenants or potential buyers to check how energy efficient the building is. A Commercial EPC also comes with a recommendation report that details how the energy performance of the building could be improved.
Who is will carry out a Commercial EPC?
Greater Manchester EPC’s Non-Domestic energy assessors are fully qualified and accredited complete Level 3 and 4 Non-Domestic Energy Assessments. Typically, Level 4 Assessments are more time-consuming projects. By definition; a Level 4 Assessment should be undertaken on a building that includes an air conditioning system that incorporates centralised air supply as an integral component.
Landlord / Estate Agent Responsibility for a Commercial EPC?
There is now shared responsibility between a commercial landlord and estate agents to make sure that the property is legal to market by having a valid EPC within 7 days of marketing.
How long is my Commercial EPC Valid for?
Commercial EPC’s are Valid for 10 years. Your EPC must be updated if your property has undergone renovation works or energy efficiency improvements since the EPC was issued; this will more than likely to affect the buildings emission rate.
What Are The Consequences Of Not Having a Commercial EPC?
Commercial property owners that fail to produce a valid Commercial EPC are liable to be fined by Trading Standards anywhere between £200 to £5000 per property, depending on the rateable value of the building in question. From our recent experience, we a finding that trading standards are now taking a firmer approach and issuing fines for EPC non-compliance.
What data produces the Commercial EPC?
Greater Manchester EPC’s energy assessors will take measurements and gather data at your commercial property. The data will then be processed in office using the Simplified Building Energy Model interface (iSBEM).
Factors that will determine your energy efficiency rating include:
- Property Age, Size, Type & Orientation
- Construction Materials
- Insulation levels in Floors, Walls & Roof
- Heating & Cooling Systems
- Ventilation Systems
- Hot Water Systems
- Lighting
- Windows
